Project: 315 Montgomery
Client: Vornado Realty Trust
Provided by Vornado: Vornado Realty Trust was seeking to reintroduce 315 Montgomery, a historic property adjacent to the iconic Bank Of America Tower in San Francisco (also owned by Vornado Realty Trust), to the market. It was essential to Vornado’s marketing goals to showcase the architectural cache of 315 Montgomery and potential for creative open spaces and attractive modernity desired by the new media/tech tenants who were forced to think outside of the South of Market area due to its significant absorption of office space. Additionally, Vornado wanted to play on the property’s closeness to Market Street and the more youthful retail, culture centers, and restaurants as opposed to its common association as the back-office annex to B of A Tower in the heart of the Financial District.
Vornado worked to develop incredible renderings and an exterior lighting program as well as play on the “ON” in MONTGOMERY to literally turn our real estate brokers and prospective tenants ON to all that is possible with this unique property and its “forgotten about” destination-location. Neoscape created a video, animation and renderings that spoke to the diverse and energetic vicinity and architectural potential for the space. They developed the design program, lighting scheme, and interiors for the property – which directly inspired Vornado’s commitment to redevelop the asset and inspired the architectural design choices. Additionally the video teaser was revealed at a year-end lunch for 350 real estate brokers in the San Francisco community, receiving a standing ovation and directly resulted in multiple tours and six direct tenant pitches for the space.
